Topic: Financing

Renovating and leasing a commercial property can be a strong investment opportunity—but only if the numbers support it. In this session, we’ll walk through practical steps to help you evaluate your building, understand the true cost of renovation, and determine whether your project is financially viable.

We’ll cover how to project rental income, estimate expenses, and assess whether your investment can generate sustainable returns. In addition, we’ll review key tax considerations for property owners and help you think through whether creating an LLC or business structure makes sense based on your goals.

You’ll learn:

  • How to estimate renovation costs and ongoing operating expenses
  • How to project rental income and evaluate potential returns
  • How to determine break-even timelines and cash flow feasibility
  • What lenders look for when financing property improvements
  • Key tax considerations for rental income and capital investments
  • Pros and cons of holding property personally vs. through an LLC
  • How to prepare financially for financing opportunities

This in-person session is ideal for downtown building owners who are considering renovating, leasing, or repositioning their properties for long-term income.
